Schoolhouse 82 is a historic Sullivan County dwelling nestled on a hillside in the Catskills of Upstate New York. The property and its location give you the serenity of an off-the-grid experience, while the amenities and proximity to surrounding communities offer everything you love about being on-the-grid.
The original one-room schoolhouse was built in 1850, but has been updated to accommodate the comforts of a modern home while preserving its original charm. The 1200 square foot house on 34 acres is conveniently located just one mile outside of the quaint hamlet of Barryville, New York.
It’s a lovely space for couples or small families looking to get away, for a solo retreat to relax and refresh or for remote workers looking for a change of scenery. Four adults maximum.

The schoolhouse was built in 1850 and operated as a one-room schoolhouse for over a century. Area children attended kindergarten through eight grade until the 1960s when a new school was built in Eldred.

The schoolhouse was originally located at the Four Corners intersection in Yulan, New York until it was moved to its current location on a hillside overlooking the Delaware River Valley in 1980. This original location was dubbed Times Square as it was heavily frequented by Manhattanites in the early 20th century.

The original cast iron bell, manufactured by Rumsey & Co. in Seneca Falls, NY, still resides in the tower of the schoolhouse. The bell was used to signal the beginning and end of the school day and, on occasion, to alert residents of emergencies — like a fire that ignited in the 1930s.

The upper level of the schoolhouse is flooded with natural light as the ten large double hung windows, with wavy glass, from its original construction still remain.

Helen Oset, lifelong resident of Yulan, rescued and donated the original slate chalkboard which now resides in the upper level of the schoolhouse. She attended elementary and middle school there with her older sister in the 1930s and 1940s.
